Insurance Letter About Your Roof? Read It Before Cleaning
By Ethan King · September 18, 2026
An insurance letter about roof staining or moss does not automatically mean a soft wash will resolve the insurer's concern. Read the exact notice, note its deadline, and ask the insurer what evidence it requires. The issue could involve growth, damaged shingles, missing repairs, or more than one condition.
Start with the letter
Identify the roof area named, any photos enclosed, the requested action, and the deadline. Ask whether the insurer requires a roofer's inspection, cleaning documentation, repair invoice, or photographs. Keep a written record of the response.
Clean or repair?
Algae streaks and moss may be treatable, but missing, curling, or leaking shingles are roofing issues. A cleaning company should not promise that washing can repair deterioration or guarantee that an insurer will continue coverage. Consult a licensed roofing professional if the letter describes structural or material damage.
Five-minute self-check
- Does the notice say clean, repair, inspect, or replace?
- What exact roof area is identified?
- What is the stated deadline?
- What documents must you provide afterward?
- Do you know the shingle manufacturer and its cleaning guidance?
Do not walk on a roof to investigate. Photos from the ground may be enough to start a conversation with the insurer and contractor.
Is soft washing warranty-safe?
There is no universal warranty guarantee. The permitted method depends on your roofing product's instructions. Ask any proposed cleaner for its method, then compare it with the manufacturer's published guidance before work begins.
