Your Driveway Is Gray, Not Old

Your driveway isn't aging — it's covered in algae, mildew, and pollen that turn fresh concrete dull gray. In North Carolina's humidity, you should pressure wash your driveway once a year to keep the organics from etching into the surface. Wait too long and the film sets into the pores of the concrete, at which point even a clean wash won't bring the original color back.

Why it goes gray

Concrete is porous, and in our climate three things land on it and stick:

• Pollen in spring — it's sticky, holds moisture against the slab, and feeds what comes next.
• Algae and mildew — they grow on the moisture the pollen holds and build into a green-gray film.
• Tannins from leaves and debris — they stain the surface over time and darken the gray.

The result is a gray-green film that looks like aging but is actually a living layer sitting on top of the concrete. Left alone, it etches into the pores of the slab — at that point the discoloration is in the concrete, not on it, and no wash will fully restore the original color.

How often in North Carolina

Once a year is the right cadence for most driveways in our area. The best timing is late spring, right after pollen season settles, or early fall, before the leaves drop and trap moisture against the slab. Both windows work, and both keep the film from setting in over the long term. Shaded driveways or those under heavy tree cover may need twice a year, while heavily sun-exposed slabs can sometimes stretch to eighteen months.

Why a surface cleaner, not a wand

A wand is what most homeowners own, and it's the reason so many driveways end up striped. A wand puts all the pressure in one spot, which etches lines into the concrete and leaves an uneven, cleaned-here look. A surface cleaner is a flat tool with two nozzles on a spinning head, and it cleans evenly, faster, and without etching. It's what we use, and it's why the result reads like the concrete was just poured instead of scrubbed in stripes.
